A note on why Otis exists

You pay into a house for twenty-five years. The day you sell it, several hands come out: the solicitor, the searches, the removals. One of them is not like the others.

An estate agent charges a percentage. A £600,000 house takes the same photos, the same description and the same phone calls as a £300,000 one, and costs twice as much to sell. The work is fixed. The fee isn’t.

So we built the work. Otis prices your home on what actually sold on your street, helps you photograph it and add a floor plan, writes the listing from your facts, and gives every buyer an email address for questions. It charges £199 to list and £300 when it sells, whatever your house is worth.

You still show people round. You still decide on every offer. That was always the part that mattered.

Tenants found and checked

Otis will handle your listing, enquiries, viewings, applications, referencing and affordability. Right to Rent checks will stay with you unless we agree otherwise in writing.

Every certificate on a clock

Seventeen legal duties, from gas safety and electrical reports to deposit protection and the How to Rent guide, will be tracked from the day you instruct and chased before they lapse.

Your money never sits with us

Rent will be paid straight to you. Deposits will go into a government-backed custodial scheme. Otis will have nowhere to hold a balance.

Fair to every applicant

Applicants will be judged on affordability. Otis won’t show you who receives benefits.

The whole let, in order

Seventeen steps, from the compliance check and the rent to applications, the tenancy and management, in the app you’ll sell with.

One account for both

You’ll sell one home and let another from the same account. Switching between them will cost you no progress on either.

Fair questions

Can I sell my home without an estate agent?
Yes. Nothing in England or Wales requires you to use one. What an agent does carry is a set of duties: checking buyers, disclosing material information, putting offers in writing. Otis builds those into the app as steps you can’t skip.
How is the valuation worked out?
From sales that actually completed near you in the last 36 months, from HM Land Registry, with floor areas from the EPC register so price per square foot is real. You see every comparable, its distance and its date. The headline figure is an estimate, and falls back to a sample model when EPC coverage is thin. It’s not a RICS valuation.
Who answers a buyer’s questions?
Your listing page shows your facts, with an email address for anything else. There’s no phone number or text line yet. Nothing missing is guessed at, and any answer you add to your record is there for the next buyer who looks.
Do I have to do the viewings?
Yes. Otis doesn’t send someone round. Your listing shows viewing times only in the windows you set, thirty minutes each with fifteen clear between. Online booking, with a mobile check, is coming soon.
Can Otis let my property?
Not yet. Lettings are next, built on the same system as selling: tenants found and referenced, deposits protected in a custodial scheme, and every legal certificate tracked with its deadline. Join the lettings waitlist and we’ll tell you when it opens.
What does it cost?
£199 when your listing goes live, and £300 when your sale completes. That’s £499 in total, and you book your own EPC. There’s no percentage, no monthly fee and no tie-in, and valuing your home is free. Your solicitor’s fees are separate, as they would be with any agent.
